Update: October 3rd, 2019

Greetings from our team at Oceanwide Center! Activities will continue 24 hours a day on the site as we prepare for our next major concrete foundation pour for the First Street tower. This concrete pour will start the evening of Friday October 5th at 10:00PM and end Saturday October 6th at approximately 1:00PM. Ecker Street between Jessie Street and Mission Street will be closed to traffic during this time.

Update: August 23, 2019

This weekend we will be erecting the second of our three tower cranes here at Oceanwide Center. This will be contained within our site and we expect little to no disruption of normal traffic. Activities will continue 24 hours a day on the our site as we prepare for our next major concrete foundation pours for the First Street tower. These concrete pours are scheduled for 9/7/19 and 9/21/19. We will provide additional details on potential traffic impacts as we get closer to these dates.

Mitchell Engineering will also continue site utility work for the Oceanwide Center development. The work includes the installation of storm drain laterals on First Street and on Stevenson Streets. High impact noise is continued to be expected from 8:00 PM to 12:00 AM, followed by low impact noise from 12:00 AM to 6:00 AM.

Happy New Year! We have completed the excavation on the Mission Street site and are preparing the site for foundation work. We expect large concrete pours for our foundation to begin in March. Excavation on the First Street site is progressing and will continue over the next several months. We will continue to operate on site 24 hours per day during this time.

PG&E has completed their night work on the corner of Second Street and Mission Street. Our next planned night work will be for utility connections along First Street and we will provide you with a more detailed schedule in the coming weeks.

Update: December 7, 2018

  • We have completed our pedestrian safety improvements on First Street and Mission Street adjacent to Oceanwide's site. These improvements provide overhead protection as vertical construction activities begin. We have completed the excavation on the Mission Street site and are preparing the site for foundation work. We expect large concrete pours for our foundation to begin in February. Excavation on the First Street site is progressing and will continue over the next several months.
  • PG&E has completed their night work on the corner of Second Street and Mission Street. Our next planned night work will be for utility connections along First Street and we will provide you with a more detailed schedule in the coming weeks.

Update: November 21, 2018

  • Happy Thanksgiving from the Oceanwide Center project! Our work site will have very light activity over the coming holiday weekend. Excavation on the First Street site is progressing and will continue over the next several months. We have completed our pedestrian safety improvements on both First Street and Mission Street along the site to provide overhead protection in advance of our vertical construction activities.
  • A&B Construction will be continuing their night work on the corner of Second Street and Mission Street for the new PG&E service to the project. This work is expected to be completed by mid-December.

Update: November 9, 2018

  • Excavation on the First Street site is progressing and will continue over the next several months. We have enhanced the level of protection for pedestrians along this part of the site. These improvements include new pedestrian barricades and overhead protection. A similar barricade structure will be constructed along Mission Street before Thanksgiving to provide enhanced protection for pedestrians and our workers on site.
  • Mitchell Engineering will be continuing the site sewer utility work on Mission Street from First Street to Ecker Street. The work is mostly on the Southbound side and will gravitate towards the centerline of the street as manhole construction begins. High impact noise is expected from 8:00 PM to 12:00 AM, followed by low impact noise from midnight to 6:00 am. Mitchell Engineering will also continue this work along First Street once the Mission Street portion is complete. This work is expected to continue until the Thanksgiving holiday.
  • A&B Construction will be performing night work on the corner of Second Street and Mission Street for the new PG&E service to the project. We will provide a more detailed schedule of activities as we get closer to mobilizing this work. This work will take approximately 4 to 5 weeks to complete and it is anticipated to begin late next week.

Dear Neighbors,

Thank you for your patience over the last few days as activity and noise were slightly increased. We completed coring through a section of below grade concrete. This activity generated loud noise on the project site, but this portion of the work has been completed.

Mitchell Engineering will continue site sewer utility work through October 5th, 2018. The work is located on Mission Street from First Street to Ecker Street, mostly focusing on the Southbound side and will gravitate towards the centerline of the street as manhole construction begins. High impact noise is expected from 8:00 PM to 12:00 AM, followed by low impact noise from midnight to 6:00 AM.

  • Mitchell Engineering will continue site sewer utility work for the Oceanwide Center development until September 14th, 2018. The work is located on Mission Street from First Street to Ecker Street, mostly focusing on the Southbound side and will gravitate towards the centerline of the street as manhole construction begins. For the next five days, high impact noise is expected to continue from 8:00 PM to 10:00 PM, followed by low impact noise from 10:00 PM to 6:00 AM. Starting on August 28th, 2018 until September 14th, 2018 neighbors should expect high impact noise from 8:00 PM to 12:00 AM, followed by low impact noise from 12:00 AM to 6:00 AM. Neighbors should also expect increased traffic near the construction gates at Mission Street.

The work is located on Mission Street from First Street to Ecker Street, mostly focusing on the Southbound side and will gravitate towards the centerline of the street as manhole construction begins. Update: August 8, 2018

  • This week, Oceanwide will finish mobilizing for excavation. Excavation is scheduled to begin next week on the Mission Street site. Drilled shafts will continue to be installed on the First Street site and will continue operating 24-hours a day.
  • The noise level will remain as it has been over the last few weeks, and we expect it to stay at the same level for the next several months.

Update: March 31, 2017

  • Buildings 40 and 50 have been demolished to the ground floor level and there will be no further overhead demolition work. Thank you for your patience as we reached this significant milestone in the project.
  • This Saturday, Oceanwide's contractors will be working at 50 1st Street from 7:00 AM to 4:30 PM. Beginning Monday and continuing for the rest of the week, the hours of this work will be extended from 7:00 AM to 8:00 PM.
  • Starting Thursday, March 30th, mobilization will begin on the Mission Street site to prepare for the shoring of existing utility vaults adjacent to the site. This work will include setting up concrete pumps and mobilizing additional crane and drill equipment. Starting the week of April 3rd, Oceanwide's contractors will begin assembling test panels on site for the upcoming shoring work anticipated to start in the near future.

Update: March 9, 2017

  • This Saturday from 8:00 AM to 4:30 PM, Oceanwide's contractors will continue internal work on 50 1st street.
  • Over the next two weeks, Oceanwide's contractors will continue to prep the site at Mission and 1st Street. This work will take place during regular work hours and will include mobilizing equipment for future work.
  • Jessie Street between Ecker and First Street will be closed daily from 7:00 AM to 5:00 PM to ensure everyone's safety during demolition.

Update: March 3, 2017

  • Demolition of 50 First Street will continue into May. This weekend, Oceanwide's contractors will be working in building 50 between 7:00 AM to 5:30 PM on Saturday and 8:00 AM to 5:30 PM on Sunday. Please expect to feel vibrations in nearby buildings.
  • Starting later this month, vehicular traffic will be rerouted down Ecker between Jessie and Mission as demolition continues along First Street. This reroute will remain until the project is near completion and this portion of Ecker is converted back into a pedestrian-only walkway. At no time during the project will vehicular traffic pass on the section of Ecker between Stevenson and Jessie and that will remain for pedestrian access only.
  • Site prep work will continue in the Mission Street lot, located on Mission at Ecker. This will continue for the next several weeks.

Update: February 1, 2017

  • Starting the week of February 6th, Oceanwide Center will be completing the final test shafts for its foundation which will require some additional night work.
  • Additional crane equipment will be mobilized as the buildings along First Street continue to be demolished. Jessie Street between Ecker and First Street will be closed daily from 7:00 AM to 5:00 PM to ensure everyone’s safety during demolition. Utility work and pedestrian safety improvements will continue on the portion of Ecker between Mission and Jessie for the next several weeks and additional sewer upgrade work will continue along First Street in the evenings.

Update: January 23, 2017

  • Beginning the week of January 12th, Oceanwide and its authorized contractors began work on the southern portion of Ecker Street between Mission and Jessie Streets. This work includes planned pedestrian improvements and safety upgrades. Jessie Street will continue to be closed during construction hours for the next 4-6 weeks. Beginning January 16th and continuing for a period of three weeks, drilled pile work will be performed 24 hours per day.

Update: January 6, 2017

  • Demolition will continue in buildings along First Street. This work will require large equipment to be moved on and off site during work hours.
  • Jessie Street will continue to be closed during construction hours for the next 4-6 weeks. Continuing through early-mid January, foundation contractors will mobilize equipment for drilling test piles into the ground at 526 Mission. Beginning mid to late January and continuing for a period of three weeks, drilled pile work will be performed 24 hours a day.

Update: November 18, 2016

  • A majority of the work on Ecker has wrapped up. The utility rerouting where Ecker Street meets Jessie is still being finalized. The final portion of the utility work is expected to be completed the week after Thanksgiving.
  • Work is expected to begin on the Southern part of Ecker Street, between Mission and Jessie this week. There will be activity in this area between now and November 23rd, including weekend work. The permits allow for work from 7:00 AM to 5:00 PM, 7-days a week but loud work will not begin earlier than 8:00 AM on weekends.

Update: October 14, 2016

  • Beginning this week, excavation work for utility relocation will begin on the northern part of Ecker Street near Stevenson, heading south down Ecker. The permits allow for work from 7:00AM to 5:00PM, 7-days a week. Loud work will not begin earlier than 8:00 AM on weekends and holidays. This work is expected to be completed by November 15th.
  • Demolition of 62 First Street will continue next week with work hours from 7:00am - 5:00pm Monday through Friday.
  • The sidewalk on the south side of Jessie Street will continue to be closed to pedestrians for the next several months while it is covered with scaffolding.

Update: October 7, 2016

  • Beginning within the next 10 business days, there will be work commencing on the southern part of Ecker street between Mission Street and Jessie. The activity will include trenching and telecommunications piping improvements.
  • As early as today, the utility relocation construction team will reach the corner of Ecker and Stevenson; they will begin heading down Ecker street at that time. There will be a 4'10" pedestrian walkway on the One Ecker side of Ecker Street.

Update: September 26, 2016

We wish to keep our tenants updated on the neighboring Oceanwide Project construction where the project is already underway. This new development consists of two towers: one on First Street and the other on Mission Street. Please note that the timeline below is subject to change per city requirements or ordinances.

  • Beginning September 19th into mid-October, site utility relocation work will be taking place on Stevenson Street between First Street and Ecker Street. Work hours are 7:00 AM to 5:00 PM.
  • The utility work is scheduled to turn down Ecker from Stevenson beginning early October through mid-November. Work hours are 7:00 AM to 5:00 PM.
  • Beginning Monday, September 26th and continuing for several months, the south sidewalk on Jessie Street will be closed to pedestrians and covered with scaffolding.
  • Also beginning Monday, September 26th, demolition for 62 First Street is set to begin and is permitted for work from 7:00 AM to 7:00 PM, 7-days a week.
  • We don’t anticipate this to affect 525 Market Street’s building access or operations. This is only informational. As a general courtesy we will continue to provide updates as we are advised.
